House Rules

1. Residential Community
– Boon Stay properties are located in family-oriented residential communities. Guests and visitors must respect the environment, avoiding uncivilized or inappropriate behavior. No illegal or commercial activities are permitted on the premises.

2. Guests & Visitors
– All guests and visitors must be registered with Boon Stay at least 24 hours in advance, with valid IDs presented to both the Operator and community security. Visitors are allowed between 8 AM and 10 PM only. The maximum number of visitors per unit varies by room size, and guests are responsible for ensuring their visitors follow all house rules.

3. Additional Responsibilities
– Guests acknowledge that Boon Stay properties are residential. Guests must inspect the property upon check-in and report any issues within 24 hours. Children must be supervised in all areas. Guests are responsible for their belongings; Boon Stay is not liable for lost items.

4. Noise/Disturbance to Neighbors
– Guests must minimize noise, especially between 10 PM and 8 AM. They are not allowed to use or enter neighboring properties. Any disputes or complaints from neighbors must be reported to Boon Stay immediately.

5. Gatherings or Functions
– Parties and gatherings are strictly prohibited.

6. Use of Community Facilities
– The pool and spa must be used only during designated hours. No glassware is allowed in the pool area, and children must be supervised at all times.

7. Check-In and Check-Out Procedures
– Standard check-in is at 2 PM (3 PM for villas), and check-out is at 11 AM (12 PM for villas). Unauthorized late check-outs will incur additional charges. Early check-in or late check-out is subject to availability and approval.

8. Barbecue
– Barbecues are not permitted in any apartment, balcony, or terrace. They are allowed only in designated areas provided by Boon Stay or community management.

9. Smoking
– Smoking is strictly prohibited indoors. Shisha or hookah is not allowed indoors or outdoors for security reasons.

10. No Pet Policy
– Pets are only allowed in specific units with prior approval and payment of a pet fee. A Pet Addendum must be submitted before the stay.

11. Alterations
– Guests may not make alterations to the property without prior written approval.

12. Waste Disposal
– Guests must dispose of garbage and recycling properly, using designated bins and areas, and must not leave rubbish in public or common areas.

13. Parking
– Guests and visitors must comply with parking regulations and only park in designated areas as instructed by Boon Stay.

15. Definitions
– VAT: Value Added Tax (5%)
– DTCM: Department of Tourism and Commerce Marketing, Dubai
– DED: Department of Economic Development, Dubai
– TDF: Tourism Dirham Fee
– PSC: Property Service Charge (15%)
